What needs cleaning?

Why we ask: So we send the right crew with the right checklist - a move-out is twice the work of a standard clean.

Ottawa Cleaning Co. provides professional house cleaning throughout Centretown, Ottawa.

Centretown holds 25,687 people and 18,291 private dwellings inside 2.1 square kilometres - about 12,232 residents per square kilometre, the densest ground we cover. The median age is 35.2, the largest single age cohort is 25 to 29, and 80% of residents are working age against 67% across Ottawa. That mix produces a specific kind of cleaning demand: short tenancies, compact floor plans, and a great many first and last days.

Move-in and move-out cleaning in Centretown

About 75% of residents in the surrounding Somerset Ward live in rental units, against 36% city-wide. The ward is larger than Centretown proper, but the pattern holds on every block: leases end, keys change hands, and someone needs the unit returned in a state the next tenant can walk into. Most of our Centretown work is booked for a handover date rather than a weekly slot.

  • Baseboards, door frames and light switches degreased
  • Window tracks, sills and interior glass
  • Bathroom grout, fixtures and exhaust fans

What the Residential Tenancies Act actually requires when you move out

Ontario's standard is narrower than most leases imply. Section 33 of the Residential Tenancies Act requires a tenant to keep the unit in a state of ordinary cleanliness. Section 134 prohibits a landlord from charging a fee, premium or penalty outside the narrow list in O. Reg. 516/06, and cleaning is not on that list. A landlord seeking cleaning costs has to apply to the Landlord and Tenant Board. We clean to pass the walk-through, not to satisfy a clause that is not enforceable.

Cleaning Centretown's low-rise walk-up apartment stock

The Centretown Heritage Conservation District record names flat-roofed medium-density apartment buildings and low-rise apartment buildings among the district's character-defining elements. These are small units with narrow stairwells and original interior finishes, and they clean differently from a tower suite: less floor, more edge, and stairs that our crews carry everything up.

Red-brick heritage houses and converted professional offices

The Centretown Heritage Conservation District was designated under Part V of the Ontario Heritage Act in 1997 by By-law 269-97. Buildings run mainly from the 1880s to the 1930s, the majority between 1890 and 1914, and the district record singles out the predominant use of Rideau red clay decorative brick veneer with trim in stone, wood and pressed metal. The commonest form is the hip-roofed single-family home with a projecting gabled bay on an asymmetrical facade, often with a substantial wood veranda. Many have since been converted for use as professional offices or small retail.

Condo cleaning north of Cooper Street

Condo work here is turnover work with a concierge in the way. We schedule around elevator bookings and loading-bay windows, work in-suite rather than staging in corridors, and finish balconies, in-suite laundry and appliance interiors as part of the same visit rather than as extras.

Office and storefront cleaning on Bank and Elgin

The Centretown BIA, renamed from the Bank Street BIA in 2023, covers 300-plus shops across roughly twenty blocks, and a 2026 boundary expansion added over 300 more businesses. We clean storefronts, small offices and converted-house professional suites after hours, on a nightly or weekly rota.

Tell us the address, the unit size and the date you need it done by. Move-outs are usually best booked for the day before handover so nothing gets tracked back in; recurring visits run every two or four weeks. We quote a flat rate, so a fourth-floor walk-up costs what we quoted whether or not there is a lift.

FAQs

Centretown renters and owners ask us these first

Don't see your question? Text or call us - we usually reply in under an hour.

I'm moving out of a Centretown apartment - what does my lease actually require?
Section 33 of the Residential Tenancies Act requires ordinary cleanliness, and that standard overrides a lease clause demanding professional cleaning. In practice a landlord is looking for appliances emptied and wiped, bathrooms and floors clean, and no rubbish left. We clean well past that line so the walk-through is uneventful.
Can my landlord charge me a cleaning fee in Ontario?
No. Under the Residential Tenancies Act a landlord cannot charge a fee or penalty for cleaning, and s.33 requires only that a tenant keep the unit in a state of ordinary cleanliness. A landlord seeking cleaning costs must apply to the Landlord and Tenant Board.
Do you clean low-rise walk-up apartments?
Yes - they are a large share of our Centretown bookings. Tell us the floor when you book so we bring the right vacuum; carrying a full-size HEPA unit up four flights is planned for, not improvised.
Do you clean converted-house professional offices?
Yes. Many Centretown houses have been converted to professional offices or small retail, and we clean them after hours on a nightly or weekly schedule, including reception, washrooms and the original stairs and woodwork.
